After purchasing land in Bend, this investor contacted Simplicity to design and build 49 units for their development. In order to make this project profitable for the investor, our in-house design team created a custom floorplan allowing more units per acre. Each home features a main house with an upstairs attached accessory dwelling unit (ADU) providing this investor double the rental income. This intelligent design also significantly reduced the SDC fees on this subdivision.
Each NW contemporary home features a mono-pitched roof, modern lite front door, covered front porch, and a rear patio. Appealing to larger family sizes, the main house offers 1,281 square feet, 3 bedrooms, and 2 baths. The open floorplan provides ample living space and features a modern kitchen with a breakfast bar, a spacious living room, a fireplace with tile surround, and a 2-car garage.
The ADU offers 582 square feet, 1 bedroom, 1 bath with a fully appointed kitchen, living room, and an outside private entrance. This innovative design was awarded “Best Feature” in the Central Oregon Builders Association 2020 Tour of Homes.
