Our Worker Housing is stick framed and built on site. Journeyman carpenters and tradesman take pride in constructing this housing with the same care as Simplicity’s single family homes.  Our inclusive features are considered upgrades when compared to manufactured or modular housing options.  Multiple plans, customization options, efficient designs and exceptional durability due to the proven long lasting finishes results in Simplicity outperforming and outlasting the competition, season over season. When site costs such as strip footings, hold downs, skirting, stairs, etc. are added to the competitions base price the total cost per bed is effectively the same between Simplicity and a manufactured/modular home option.  However, a factory built option with inferior products that are transported over miles of highways and numerous pot holes cannot compare to Simplicity’s stick framed, built on site solution.

Simplicity Scope of Work

  • Provide materials and labor to construct foundation and slab
  • Assumes flat excavation with 2’ foundation walls and no stepped foundation
  • Unfinished slab on grade floors
  • 2” x 6” exterior wall framing
  • 2” x 4” interior partition wall framing
  • Manufactured truss roof per prints
  • Roofing to be 30 year architectural composition, color TBD.
  • Siding to be 4” O.C. smart panel
  • Exterior trim elements per print
  • 2 color exterior paint scheme – body, trim
  • Exterior walls insulated with R-21 batts
  • Attic insulated with R-49 blown insulation
  • Interior walls and ceilings finished with drywall, taped, with orange peel texture
  • Interior walls and ceilings painted one color throughout
  • Interior trim and doors painted the same color as walls
  • Provide and install white vinyl windows per print

  • Provide and install GE electric appliances per print, 2 GE range/oven units in white, 2 GE refrigerators in white, 1 GE stackable clothes washer/dryer units in white, 2 electric hot water heaters, 1 electric forced air furnace with A/C, provide and install venting for kitchen and bath, and 2 range hoods
  • Provide complete electrical rough, trim and final installations to be compliant with state code
