To make sure you select the right home plan for your family, use these tips to make the process smoother.

Step 1: Create a budget

Starting with a realistic budget will make your home search more successful. Your budget will determine the type of home plan you’ll choose. Before reviewing plans and builders, settle on a home building budget to help guide your home search.

Step 2: Determine your needs and wants

Before looking at homes, do a needs assessment on your family’s lifestyle and create a list of everything you need and want in your new home. Need help getting started? The days before leaving on a vacation always feel overwhelming. Often, you’re spending those precious days making sure you’ve packed everything you need because the last thing you want to deal with is that nagging feeling that you’ve forgotten something.

Before you leave for your well-deserved trip, remember to get your home ready for your absence. To help, we’ve put together this simple guide to prepare your home.

Notify security

If your home is professionally monitored, let your security company know when you’ll be away.

Set the thermostat and water heater

Don’t waste money and energy cooling an empty home! Before leaving home, set your thermostat to 85 degrees (a recommended range is between 80 to 85 degrees). Programmable or smart thermostats make this task easy (especially if you forget and are able to change it on the go). You can also set your thermostat to a cooler temperature so your home is comfortable when you return.

While you don’t want to completely turn off the water heater, most newer models include a vacation setting that will conserve energy while you’re away. If your water heater doesn’t have this setting, you can simply dial down the temperature a couple of degrees. Be sure to check your manual for recommended settings.

Unplug small appliances

Right before you head out the door, unplug small appliances like TVs, computers, and coffee makers. It may seem like a small thing but it can add up to some savings!

Place a hold on mail and newspaper deliveries

Submit a hold on all deliveries while you’re away. Piles of newspapers and stuffed mailboxes are surefire signs that your home is empty. You can also have a trusted neighbor or family member pick up the mail while you’re gone.

Clean your home

We hear you: finding the time to clean your home before leaving is a drag but your future self will be grateful! Check the refrigerator and remove anything that will expire while you’re away. Toss any open boxes or bags in the pantry to prevent possible pest infestations.

Clean and rinse the sink, making sure to flush out any food waste hanging in the disposal. A good option is running the disposal with a half cup of vinegar with some water. And take out the trash before leaving.

Make use of light timers

Set some lights in different rooms on timers so they automatically turn on and off, making it look like someone is at home. Vary the pattern so the lights turn on and off at different times. Also, consider installing motion-activated exterior lights as an additional deterrent.

Check the doors and windows

It seems obvious, but go through your home and make sure each exterior door is locked as well as each window. It’s also recommended to remove any hidden spare keys. You may think you’ve cleverly hidden them, but burglars are fairly adept at finding them.

Following these tips for preparing and securing your home before leaving will ensure you’re able to fully enjoy your vacation without worry and make your homecoming sweet.

Congratulations! You’ve closed on your new Simplicity home and now have the keys in your hand. Your homebuying journey has ended, but now you’re about to embark on a new one: homeownership! There’s still plenty to do to make your new house feel more like home. Use these tips and suggestions to help your entire family feel at home.

Handle all the important paperwork and services

There’s a bit more paperwork left to do post-closing. Now it’s time to fill out a change-of-address form with your local post office and notify the local DMV, your bank, and insurance providers of your new address. You’ll also need to transfer necessary utilities and services to your new address. Most providers let you handle this task online. Don’t forget to fill out warranty cards online or mail them in to activate your new appliance warranties.

Store important documents

Save all the paperwork for your new home, including contracts, receipts, and home warranty documents. Keep all this information in a single place or stored on the USB drive Simplicity supplied at your new home orientation, so you don’t have to hunt through your home if an issue arises.

Organize and prioritize unpacking

You don’t have to unpack everything in a day (or even weekend). Before your move begins, prioritize which rooms will be unpacked first. Start with the bedrooms, especially if you have kids, so everyone has a room to sleep in at night. Then move onto the bathrooms: unpack toiletries, mats and shower curtains, and set out some fresh towels. Finally, move to the kitchen and set up essential items like the coffee maker, plates, cups, a few utensils, a toaster and maybe a frying pan so you can make breakfast the next morning.

Once your priority rooms are set up, unpack a single room at a time. This will keep you focused and reduce the overwhelming dread of being surrounded by boxes. It’s better having a single room finished instead of several rooms that are half done.

Get back to your regular routine

Moving can quickly take over your life and feel like it’s never ending. Clear out empty moving boxes as quickly as possible so you can return to your normal routine. If there are activities your family looks forward to each week, don’t skip them! Your routine doesn’t have to change because your location has.

Explore your new neighborhood

One of the best ways to get settled in your new home is to explore your new neighborhood. Take a walk and begin to meet your new neighbors, get acquainted with the sights and sounds of the community, and start to get into the rhythm of the community.

Moving and setting up a house isn’t always easy so it’s important to take time to relax. Your days may be busy with coordinating new schedules and discovering your new neighborhood, so take some time in the evening to enjoy your new home.

You’ve decided to build your next home. Congratulations! Finding the right home builder is one of the most important steps in the home building process and can be the difference between a pleasant experience or a nerve-racking one!

More often than not, most people aren’t quite sure where to begin when it comes to finding the right builder for their new home. With these following tips, you’ll feel confident in selecting the home builder that’s the right fit for you and your new home.

Prioritize quality

You’ll be in your new home for years to come so your first priority in finding the right builder should be focusing on quality work. When visiting homes and interviewing builders, look for signs of attention to detail in their homes. Ask them what types of materials they use. Do they use trusted brands known for their quality?

This quality search extends past the structural materials. Also look for a builder who has quality people on staff. Take note of how they interact with you: do they show a sincere interest in you and your needs? Do they listen to your questions and concerns and provide good answers? Are their communications with you prompt, courteous and professional?

Identify your needs

Home building is not a “one-size fits all” proposition. Many home builders specialize in a type or style of home or price range.  Do you want to build a new home completely from scratch or choose from a collection of designed plans? Decide what overall needs your home must fulfill and find a builder who is able to build a home that fits those needs.

How did the builder respond to problems that arose during the process? How do they respond to warranty requests? Would they build another home with the builder? You can also check reviews on Better Business Bureau, builder associations, or even Yelp or Facebook.

Don’t be afraid to ask questions

While interviewing potential builders, don’t be afraid to ask questions! You should feel comfortable asking every question you feel is important and the builder should be able to answer them confidently and completely. If you don’t feel that way, then that’s a potential sign the builder may not be a good fit for you.

It’s a universal truth: moving to a new home can be overwhelming and stressful. When you add kids to the equation, that stress can multiply exponentially! Here’s how you can make your impending move smoother for every member of the family.

Before you move

The best way to prepare your kids is to talk to them about it and get them involved!

  • Discuss the move. Often. Make sure you sit down with your children and discuss the impending move. While your kids may have gone on home tours with you, knowing you will actually be moving makes the idea real. Answer any questions they may have and ensure everything will be okay.
  • Keep it positive. Whenever you talk about your move, do so with a positive attitude. Emphasize the new things they’ll be able to do or have in the new home and what they can look forward to doing in their new neighborhood.
  • Get your kids involved. Let your kids help with packing their rooms. It’s a great opportunity to show them how to pack correctly. If you can, visit your new home and talk to them about how they’d like to decorate their new rooms. The more involved children are in the process, the more they’ll feel like they have some sense of control.
  • Create a moving day plan. Talk to your kids about what to expect with the move, even if you prearranged childcare for younger children. This will help get them used to, and hopefully excited for, the idea of moving and give you a chance to identify and address any potential anxiety.

During your move

It’s moving day! Now is the time to put your plans into action.

  • Pack a “First Night Bag.” Moves are rarely completed the same day so pack a bag for all the essentials and toiletries your kids will need in their new home. Make sure this bag is packed in the car!
  • Get childcare. If you have younger children, do yourself a favor and arrange for childcare on moving day. This will allow you to focus on the move itself instead of trying to balance your attention with keeping younger kids entertained and out of the way.
  • Give everyone a job. This keeps older kids involved during the move. Recruit them to get water for the movers or help with the final cleaning touches before leaving the house.

After your move

Now that moving day is over, it’s time to settle into your new home.

  • Unpack kids’ rooms first. You may be tired, but the best way to help ease the transition into a new home is setting up your children’s bedrooms first. This will give them a little bit of the familiar in an unfamiliar place. You can also unpack the playroom as well.
  • Get back on routine. Kids thrive on routines so try to get back to your old routine for meals and bedtime to help with the transition.
  • Explore the neighborhood. Get children acquainted with their new neighborhood. Take a family walk to discover what your neighborhood has and find new fun places together.

With a little preparation and TLC, you can make the transition into a new home smoother for the whole family.

Let light in

Building a new home is an exciting undertaking, and one that can provide plenty of comfort and joy for you and your family, especially during the holiday season. But a new home can also leave you a little short on disposable income, and during the Christmas season, you may be looking into more DIY gift and decoration options to both save money and get in the holiday spirit. Here are some easy DIY Christmas decoration ideas for your new home.

Ice Lanterns

Candles are so festive during the holiday season, and having them aglow during your holiday meals and parties is a must. If you want to do something different and extra festive this year, try making an ice lantern. All you need for this project is a plastic container, water, plastic cups, some evergreen sprigs or winter berries (for decoration – these are optional), and tea lights. Put some water in both of your containers (plastic cup and larger container), and then set the cup within the larger container. Freeze overnight, and then run hot water over the outside of the container to remove it from the mold, and remove the plastic cup. Place a tea light candle in the hole made by the cup, and voila!

Make Some Snowmen Decorations

Snowmen are holiday classics, and no home is quite complete without at least one snowman on the mantelpiece. You can make easy, cute, snowmen at home using just a few materials: markers or paint, fabric, and white terra cotta pots (if you cannot find white ones, just paint them white). Once you have the pots, turn them upside down. Use your markers or paints to paint eyes, a carrot nose, and a smile. Using the fabric, create a “hat” for the pot but putting the fabric atop (like a sock), and then using a ribbon or string to tie a bow at the top of the hat. You can also make a scarf at the base of the pot. Get the whole family involved in this project!

No Tree? No Problem.

If you aren’t getting a tree this year (maybe you don’t want to deal with the mess, plan to be out of town, or are trying to go green), you can still get into the holiday spirit by putting up a corner pallet tree, which is adorable. This takes a little bit more work than the other two projects above, as you will need to find wood pallets and cut them to the appropriate size. The two biggest pallets (of equal size) will form the bottom layer of the tree, with their ends meeting at your wall’s corner. Atop of that set, you’ll place two more equally sized pallets, slightly smaller than the bottom layer. Continue until you’ve made a tree shape and reached the ceiling, where you can place a star. String some lights on your corner pallet tree, and your home will be as festive as ever!

Now that Halloween’s over, it’s officially time to start planning for Thanksgiving, and even start thinking about Christmas, Hanukkah, New Year’s, etc! If you’re hosting guests for Thanksgiving this year, then you’re probably well aware of the fact of just how great open floor plans are – and there’s no time that the conveniences of an open floor plans are more evident than when hosting large groups of people. As you plan for your Thanksgiving dinner or another holiday party, here are some tips on how you can maximize space to entertain your guests.

Get Things Ready in Advance

One way that you can maximize space, save time, and make things that much more presentable, is to be sure to get your home and the tables ready in advance. In fact, if you can, you should even consider setting your holiday table days in advance; this will allow you to focus on cooking and hosting day of, and this way you can be sure that things are perfect when your guests arrive.

Make Use of Light

When rooms are lit properly, they often feel bigger and more spacious, which makes them feel more airy and comfortable. If you are hosting before the sun goes down, make use of natural light by opening window shades. As it gets dark, make sure entire rooms are filled with light so you don’t have guests feeling “left in the dark.”

Know Where You Want Your Guests (and How to Get Them There)

One way to make your space feel larger is to make sure that guests smoothly transition from one part of the night – and one area of the house – to another. If things feel chaotic and people aren’t sure where they’re supposed to be, things can become stressful not only for you but for guests.

The best way to plan for this is to know where you want your guests to be and how to get them there. For example, if you want guests to start in the kitchen, place hors-d’oeuvres on the countertop and have a beverage station set up. If you plan for guests to then transition to the dining area, serve food, and make it easy for everyone by having place cards with names at seats. If after-dinner drinks and sweets are to follow in the living room, simply start serving in that area.

Consider Upgrading to an Open Layout with a Brand New Home

Finally, if you are living in an older home where you don’t have an open layout, it may be time to consider upgrading to a new home. Open spaces maximize square footage, provide more natural light, foster social cohesiveness, and offer “flex” space that’s flexible based on your needs.
